Do Buyers Pay Realtor Fees?

Buying a home is an exciting milestone, but it also involves navigating through a complex process that comes with various fees and expenses. Among the many questions that homebuyers in Canada often have is whether they are responsible for paying realtor fees. Understanding these fees is crucial for making informed decisions and avoiding any surprises along the way.

The general practice is that the property seller bears the responsibility of paying the real estate commission. This commission is typically divided between the seller's agent and the buyer's agent. The specific amount of commission can vary depending on factors such as the property's value and the agreement between the seller and their agent.

When it comes to real estate agents' compensation, most homebuyers hire a realtor to assist them in finding their dream home. However, it's important to note that buyers do not directly pay realtors. Instead, real estate agents are compensated through a commission based on the final sale price of the property.

Both the buyer's and the seller's agents receive their commissions from the proceeds of the sale. The commission is predetermined by the seller, the seller's agent, and their brokerage. This means that buyers cannot negotiate real estate commissions. However, in some cases, sellers can negotiate commissions with their own agent.

In Canada, real estate commissions typically range from 3 to 7 percent of the final purchase price, depending on the region and the agent involved. As a buyer, you should expect that representation by a real estate agent is covered by the seller, meaning you don't have to pay any real estate commission out of pocket.

While it may seem tempting to try and buy a home without a real estate agent in order to potentially save money, it's important to consider the value that hiring an agent brings. Although the seller pays the realtor fees, as a buyer, you indirectly bear the cost as it is factored into the price of the home, potentially affecting the amount of interest you pay. Working with a real estate agent can significantly reduce stress and provide invaluable advice throughout the sales process.
