"[The house is] only about a 10-minute drive from where they currently are, but this puts them in a different school district," Ms. Brown explains. "That was a very high priority for them, so ... that their children will be able to attend the school of their choice," she adds. The 12-year-old, four-bedroom residence is also close to shops and public transit. But there's an additional highlight: It backs on to a public park that is surrounded by homes on all four sides. For someone looking to downsize to a smaller home in the quiet Norseman Heights community, a viable option would be one of the bungalows or split-level dwellings that were built there in the 1960s and '70s, according to agent Nutan Brown. Her client saw 10 such houses before choosing this brick bungalow just west of Royal York Road, paying a $38,600 premium for it. "It's a good-sized bungalow with the possibility of a rental opportunity in the basement," says Ms. Brown. She estimates that there are more than 1,500 square feet on the main floor and about 1,000 below. "[The house] also needs a fair bit of work ... so she can renovate it to her liking." There is a wood-burning fireplace in the L-shaped living and dining room, which is adjacent to the eat-in kitchen. The latter features linoleum flooring. About 200 people visited this three-storey residence built about 1910 a few blocks north of High Park. The previous owners had lived in the 2,100-square-foot, five-bedroom home since 1944, but transforming it into a contemporary abode wouldn't be that difficult, according to agent Nutan Brown. Perhaps with that in mind, eight parties made bids on the property, and it finally sold at a $75,000 premium. "It's a very good value for a home of that size," Ms. Brown says. "Because this is north of Bloor in [the] High Park [area], the [homes] are more affordable than, say, south of Bloor and into Roncesvalles [Village] and prime High Park areas. The home had undergone some updates, including the installation of new plumbing and roofing, but many of its original features remain intact. The living room features a stained-glass window and the adjacent dining room has a bay window. The principal rooms would be "easy to renovate," Ms. Brown says. "It would just be the removal of a couple walls and it would be [finished] to today's standard of open-concept [layouts]." The kitchen leads into a rear office space and an exit to the fenced yard.
